BUILDING CONCERNS
1) What will be the surrounding views of the One Serendra high rise?
Currently, views of the One Serendra towers are generally of the following:
- Ortigas on 32nd St. (North)
- Taguig on the Shops at Serendra retail area side (South)
- Laguna on Market! Market! Side (East)
- Makati on Bonifacio High Street side (West)
The parcels of land surrounding One Serendra are owned by various other entities or are controlled by the Fort Bonifacio Development Corporation. Ayala Land cannot make any projections or assurances on the condition of the surrounding areas or views.
2) What will be the views of the towers facing south or facing the retail area side?
For units on the lower floors, the south side of the Towers will mostly have views of the lush tropical landscaping below and Phase 2B (Section D and E). Units on higher floors will mostly feature views of Taguig and Laguna areas, extending beyond One Serendra.
3) What is the distance of the East Tower from:
- 32nd Street: approximately four and a half (4.5) meters
- McKinley Parkway: approximately five (5) meters
- One Serendra Phase 2A: approximately twenty-five (25) meters
- West Tower: approximately fifty (50) meters
4) Is the One Serendra towers handicapped friendly?
Yes, the One Serendra high rise towers are designed for residents who may have special physical needs. Hallways and doorways can accommodate wheelchairs, while the height of switches can be reached by people in wheelchairs. Based on building code requirements, the One Serendra towers provide a 1.3-meter wide entrance door and .85-meter wide bedroom doors (except maid’s) in the residential units. There are also standard access ramps to the elevators from parking, and transitions between different areas such as the stairs and garden area, etc.
5) Are pets allowed?
As in earlier phases of One Serendra, certain types of pets are allowed but still subject to restrictions that will be set in the house rules of the condominium corporation.
6) For lower floor units, what measures will be undertaken to lessen noise coming from outside surroundings?
The One Serendra towers will utilize double-glazed windows up to the 12th floor. Double glazing creates a barrier by trapping air between two panes of glass. This helps in minimizing heat and sound transmission from outside traffic and activity within the vicinity of the building.
7) Where will the building equipment and machineries be located?
The water tank and machine room for elevators will be located at the roof deck. Generator sets, meter centers and other equipment will be located at the basement.
8) Where is the porte cochere or driveway of the East Tower located?
The porte cochere for the East Tower is located opposite the drop-off point for The Mahogany (Ph. 2A). Porte coheres are separate for each building but they share the same driveway.
9) How will the traffic in the area of One Serendra be affected once the towers are built?
The towers will have their own entry, exit and drop-off points for its residents. However, the entry and exit points in earlier phases may also be utilized to gain access into One Serendra. Exits have been planned around the development to ensure efficient traffic flow.
UNIT CONCERNS
10) Where will the videophone intercom be located?
Videophones are usually located near the entrance foyer in the unit.
11) Will there be a provision for garbage disposal system and dishwasher in the kitchen?
Residential units have provision for buyer-installed garbage disposal system, e.g. in-sink-erator, which shreds and crushes food waste directly from the drain. Provision for dishwasher can be found in two-bedroom and three-bedroom units.
12) How many smoke detectors are there per unit?
All major rooms/areas in the unit are equipped with smoke detectors, while the kitchen area has heat detectors.
13) Since most One Serendra balconies are spacious, will residents be able to enjoy privacy in their unit?
In general, balconies are divided by protruding walls, cladding high louvers, and other architectural details.
FINANCIAL CONCERNS
14) How much will the cost of water utilities be?
Currently, Bonifacio Water Corporation provides water utilities at the cost of P75/cubic meter. Any rate adjustment in the future will be for the benefit of the residents.
15) How much is the rental potential of units in the One Serendra high rise?
To provide an idea of current lease rates, in Bonifacio Global City a two-bedroom unit in other condominium developments cost around P80K/month, while three-bedroom units go for P120K to P180K depending on furnishing and unit condition.
16) Is the balcony area included in the list price of the unit?
Yes, the balcony area is included in the price per square meter computation of the unit.
17) How much are the association dues?
To give an indicative idea of association dues, the rate in previously turned over One Serendra phases is currently at P92/sqm, exclusive of real property tax (RPT) and insurance. The rate for the towers may change depending on market conditions.
18) Will the area of the balcony be included in the association dues?
Yes, the balcony is included in the computation of association dues but only as a limited common due, which is of a lower rate.
19) Will the dues for the amenities at the towers be shared among all the unit owners in One Serendra or by the unit owners of the towers only?
Yes, the amenities at the One Serendra towers form part of the overall offering of amenities of the whole One Serendra. The association dues for each phase are computed based on shared amenities as well as common areas for that particular phase on the basis of 3 pools, 2 gyms, underground courts, etc. In turn, One Serendra towers residents may also use the amenities in the other phases of One Serendra.
20) For the units with landscaping and plunge pools, who will be in charge of maintaining them?
Unit owners will need to maintain their landscaping and pools in accordance with house rules set by the One Serendra condominium corporation.
